Fifteen Twenty – One Second Ave
Seattle, WA. Condominium Tower
Fifteen Twenty – One Second Avenue is a development of The Justen Company. The luxury 38 story condominium complex was developed with the mission to be the region’s finest high-rise residential community. Completed in 2009, Fifteen Twenty – One received LEED-Gold certification for its sustainability features. Radiance Energy upgraded what were mostly fluorescent tubes and bulbs in the parking garage, stairwells, storerooms, maintenance closets, etc. to all LED lighting. The net result was lighting energy cost savings of 70% and better quality illumination.
Project:
- Two -38 story –stairwells
- Common areas all floors
- 8 stories parking garage
Energy Cost Savings:
- Lighting Energy Cost Savings – 70%
- Reduced Lighting Maintenance Costs by $6,000 Annually
- Energy Cost Savings 70%

Fifteen Twenty Parking Garage – Before and After
BEFORE
Each fixture (2 shown) includes two 32 watt fluorescent tubes + ballast with power consumption of approx. 4-5 watts. (120 watts power consumption total).
After
Each fixture (2 shown) includes ONE 18 watt of our proprietary Energy Focus LED Lamps that are direct wired, not requiring ballast(s). (36 watts power consumption total).
MCKINSTRY headquarters
Seattle, WA
Radiance Energy worked with McKinstry facilities group and electrical personnel to update its entire five building headquarter US campus. Using ultra energy efficient, high performance LED lighting product, energy savings was maximized thus increasing the amount of cash rebated back from Seattle City Light. Light quality substantially improved resulting in a brighter, healthier working environment.
Project | Fabrication Warehouse:
- 105,000 Sft. Converted to LED all lighting for entire facility inside & out
- Radiance Energy provided lighting audit/analysis, completed Seattle City Light workbook for rebate program, lighting specifications and LED Lighting product
Conclusions:
- Lighting Energy Cost Savings – 70%
- Light output substantially increased all areas throughout the facility
- Reduced Maintenance costs by $10,000+ annually
(McKinstry internal estimate)
- Energy Cost Savings 70%

Annual Coachella Music Festival
Indio CA
Project: Improve light tower efficiency.
Radiance Energy collaborated with Coachella production management to reduce generator fuel costs. Light Tower power consumption was reduced from 5,572 watts to 1,600 watts for an Energy Cost Savings of 70%. Results also included near elimination of ongoing maintenance and product replacement costs.
- Lighting Energy Cost Savings 70%
Lighting maintenance Includes: Continuous replacement of lighting product/ ballasts, cleaning, labor costs including professional electricians. LED lighting maintenance moving forward should be negligible.

before – Metal Halide lights
- 1,250 Watts – per lamp (4 Per Tower)
- Total energy consumption 5,472 Watts
- With ballast factor

after – Xeleum – Hercules G2 Series LED Power Light
- 400 Watts per lamp (4 Per Tower)
- Total energy consumption 1,600 Watts
- No ballast required
LUMEN DEPrECIATION
METAL HALIDE Lamps Halide lose 30% of their light output at approximately 200 hours and approximately 60% at 8000 hours.
XELEUM – Power Light will lose a maximum of 30% of its light output over 100,000 hours providing long term light output stability.
MAINTENANCE COSTS
METAL HALIDE TOWERS require ballast for each tower lamp. The ballasts along with metal halide lamps require continuous replacement and cost.
HID lamps are open to the environment. Although they use utilize ceramic sockets the glass lamps are open to electrical erosion on the lamp holder contacts. Glass construction of HID lamps makes them easily susceptible to breakage.
HERCULES build quality is rugged industrial grade solid state/aluminum and polycarbonate construction – IP 66 rating insures power light as “dust tight” and can withstand heavy outdoor rain or snow storms and not subject to breakage. XELEUM Hercules are ballast free. Maintenance costs would be negligible to zero over the 10 year warrantied life of the product.
