Fifteen Twenty – One Second Ave

Seattle, WA. Condominium Tower

Fifteen Twenty – One Second Avenue is a development of The Justen Company. The luxury 38 story condominium complex was developed with the mission to be the region’s finest high-rise residential community. Completed in 2009, Fifteen Twenty – One received LEED-Gold certification for its sustainability features. In 2015 Radiance Energy upgraded what were mostly fluorescent tubes and bulbs in the parking garage, stairwells, storerooms, maintenance closets, etc. to all LED lighting. The net result was lighting energy cost savings of 70% and better quality illumination.

  • Two -38 story –stairwells
  • Common areas all floors

Conclusions:

  • 70% Energy Cost Savings over existing lighting (Most all fluorescent)
  • 56% Rebate on total cost from Seattle City Light
  • 2.9 year ROI – 2.4 year ROI- calculating maintenance* (From internal data)
  • Energy Cost Savings 70%
  • Rebate on total cost 56%

* Lighting maintenance Includes: continuous replacement of lamps, ballasts, and associated labor costs. LED lighting maintenance expenses over 10 years should be negligible.

Fifteen Twenty Parking Garage – Before and After

Each fixture (2 shown) includes two 32 watt fluorescent tubes + ballast with power consumption of approx. 4-5 watts. (120 watts power consumption total).

After

Each fixture (2 shown) includes ONE 18 watt of our proprietary Energy Focus LED Lamps that are direct wired, not requiring ballast(s). (36 watts power consumption total).

MCKINSTRY METAL FABRICATION BUILDING

Seattle, WA. Industrial Warehouse

Seattle Energy Group (SEG) worked with McKinstry facilities and electrical personnel to update its warehouse lighting. Using ultra energy efficient, high performance LED lighting product, energy savings was maximized thus increasing the amount of cash rebated back from Seattle City Light. Light quality substantially improved resulting in a brighter, healthier working environment.

Project:

  • 105,000 Square ft. Converted to LED all lighting for entire facility inside & out
  • Radiance Energy provided lighting audit/analysis, completed Seattle City Light workbook for rebate program, lighting specifications and LED Lighting product

Conclusions:

  • 71% Energy Cost Savings over previous lighting
  • 57% of total retrofit project rebated back to McKinstry by Seattle City Light
  • Additionally, light output substantially increased all areas throughout the facility
  • Reduced Maintenance costs by $10,000+ annually (McKinstry internal estimate)
  • 3.5-year return on investment (ROI)
  • 2.4 years ROI calculating maintenance
  • Energy Cost Savings 71%
  • Rebate on total cost 56%

Lighting maintenance Includes: Continuous replacement of lighting product/ ballasts, cleaning, labor costs including professional electricians. LED lighting maintenance moving forward should be negligible.
